(16 February 2011) South Australian Premier, the Hon. Mike Rann, will open the first stage of the Worldpark development at 1pm in Keswick today. Situated at 33 Richmond Road, it is one of South Australia’s most innovative and exciting work environment.

Worldpark was created and designed by Coffey International Limited (“Coffey”) and Axiom Properties with the goal of creating an environmentally sustainable workplace of choice for Coffey staff.

As the anchor tenant, Coffey has been able to bring together each of its Adelaide-based businesses in the one building. Starting with a blank canvas, and working together, the opportunity arose to create a purpose-built business environment that was a physical manifestation of what Coffey stands for.

Worldpark is visionary business environment that is both people friendly – designed to encourage meeting, collaboration and a healthy working environment – and environmentally friendly – designed to be environmentally sustainable, conserving water and energy.

Dr. Glen Simpson, global leader for Coffey International Development, and the person behind the concept of Worldpark said, “Worldpark will not only provide a work environment for critical, imaginative and creative thinking, but it will also provide support services and lifestyle that promote excellence in professional behaviour.”

The environmental credentials of Worldpark are significant. It has a 5 Star Green Star Office Design rating from the Green Building Council of Australia. The building is designed to achieve a 5 Star NABERS Energy rating.

Contributing to theses ratings is the passive chilled beam air conditioning which delivers fresh air at twice the rate recommended by Australian Standards. The air is not re-circulated, improving overall air quality and significantly reducing illness and increasing productivity.

The reliance on water supply is kept to a minimum, with AAA water fixtures and fittings to reduce usage, and the collection and treatment of storm water onsite.

To ensure a healthy working environment for Coffey’s staff, Worldpark is designed to provide large floor areas and plenty of natural light. A stunning, light-filled atrium stands as its centrepiece, and provides an abundance of light, ensuring that no workstation is more than eight metres away from a natural light source. This adds to staff wellbeing and lessens reliance on artificial lights.

The site is deliberately situated close to major public transport routes, with cycling encouraged through the provision of secure bike storage, showers and lockers.

An open plan design, with minimal physical barriers encourages communication and idea sharing between staff, including senior management.

The building provides opportunities to connect with colleagues from each of the Coffey businesses, with informal meeting areas incorporated into the design, such as seating in the atrium and kitchen areas.

As with all developments over the last few years there have been challenges but together with Axiom Properties, Coffey has met these head on and not only delivered the project but have also preserved the integrity of the key people and environmental concepts.

The most significant challenge was the global financial crisis.  Says Glen, “we were fortunate to have Axiom Properties working with us. The boards of both organisations had the tenacity and vision to complete the project because of their belief in the principles behind it”.

Worldpark is a real world example of Coffey’s ability to use its specialist knowledge to create extraordinary outcomes. Coffey capabilities were incorporated in the development of Worldpark in a variety of ways – from technical inputs from Coffey Environments, to Coffey Geotechnical specialists and Coffey Projects management services.
